4、anagement,businessstrategy,decision-makingAbstractInaglobalbusinesseconomy,firmshaveabroadrangeofcorporaterealestateneeds.Duringthepastdecade,multiplestrategiesandtacticshaveemergedinthecorporaterealestatecommunityformeetingthoseneeds.Weproposehereaframeworkforanalysingandprioritisin
5、gthevarioustypesofriskinherentincorporaterealestatedecisions.Fromabusinessstrategyperspective,corporaterealestatemustserveneedsbeyondthesimpleoneofshelterfortheworkforceandproductionprocess.Certainusesarestrategicinthattheyallowaccesstoexternalities,embodythebusinessstrategy,orprovid
6、eentréetonewmarkets.Otherusesmaybetactical,inthattheyarisefrombusinessactivitiesofrelativelyshortdurationorprovideanopportunitytopre-emptcompetitors.Stillothercorporaterealestateusescanbeconsidered“core”totheexistenceofthebusinessenterprise.Thesemightbespecialusepropertiesormaybegene
