1、摘要随着改革开放的不断推进和社会经济的全面发展，房地产行业已经成为国民经济的重要组成部分。特别是经过近十多年的发展，我国的房地产业逐渐步入理性和规范阶段，并呈现出良好的发展前景。一些优秀的地产企业已经完成了资产、人才、能力积累，进入了大规模经营和跨区域发展的新阶段。在复杂多变的市场经济环境下，房地产行业竞争也迸一步加剧，资源争夺日趋激烈，行业并购和企业扩张导致一大批房地产企业集团出现。规模化、集团化发展将成为未来房地产企业的重要特征，而这种发展趋势对房地产企业的管理提出了新的更高的要求。构筑房地产企业集团管控体系，以充分整合和

2、有效运用各种资源，推进人才培养、项目开发、质量和成本控制，获得长期稳定的竞争优势，在快速发展中有效控制风险，已成为集团化趋势下地产企业的一项重要竞争能力。本文通过分析中国房地产行业的发展趋势，并考察其对地产企业管控模式的影响与要求，在深入探析当前中国房地产业内几种组织管控模式基础上，结合价值链理论等相关理论，研究探索一种符合房地产行业发展要求的组织管控模式并结合典型案例分析加以论证。关键词：房地产业，集团化，价值链，管控模式AbstractTherealestateindustryhasbeenanimportantparto
