3、apter170,Zoning,delegatesfinalauthoritytothePlanningBoardforapprovalofanysiteplanrequiredbytheZoningOrdinance.Pursuantto§274aoftheTownLaw,theseregulationsareadoptedtoestablishaprocedureforreviewofsiteplanapplication.§1442AdjustmentofregulationsWherethePlanningBoardfindsthat,becauseofspecial

4、circumstancesofaparticularcase,extraordinaryhardshipsmayresultfromstrictcompliancewiththeseregulations,itmayadjusttheregulationssothatsubstantialjusticemaybedoneandthepublicinterestsecured–providedthatanysuchadjustmentwillnothavetheeffectofnullifyingtheintentandpurposeoftheseregulations,the[M

5、unicipal]DevelopmentPlan,ortheOfficialMapofthe[municipality].Ingrantinganyadjustment,thePlanningBoardshallattachsuchconditionsasare,initsjudgment,necessarytosecuresubstantiallytheobjectivesofthestandardsorrequirementssoadjusted.§1443Amendments[OMITTED]§1444EnactmentInorderthatpropertiesmayb

6、edevelopedinaccordancewiththeauthority,jurisdictionandpolicyofthe[municipality],theseregulationsareherebyadopted.ARTICLEIIObjectives§1445ConsiderationsInconsideringandactinguponsiteplans,thePlanningBoardshalltakeintoconsiderationtherecommendationsofthe[Municipality]DevelopmentPlanaswellasthe

7、publichealth,safety,welfare,comfort,andconvenienceofthepublicingeneralandoftheresidentsoftheproposeddevelopmentandoftheimmediateneighborhoodinparticular,andtheplanningboardmayprescribesuchappropriateconditionsandsafeguardsasmayberequiredinord
