1、摘要捅要住宅是人民生活的必须品，中国的住宅建设伴随着整个国民经济的发展历程。随着我国城市化进程的加快，如何合理的调整住房结构，在城市中发展中小套型集合住宅，成为目前被广泛关注和研究的热点问题。论文选取同济新村作为研究的对象，参照《中国建筑史》对于历史时间段的划分标准，按照六个历史时间分段分别对同济新村住宅的套型设计进行描述和概括总结。着重分析当时历史和技术条件下影响套型设计的因素和套型平面变化发展的特点。论文将同济新村现有的住宅套型作为基本数据，进行分析与归纳总结。分别为：对住宅套型的各相关数据进行计量分析与比较；对现有中小套型住宅中卧室、起居、厨房、卫生间和储藏间等各项基本功能空间的组织模

2、式进行总结；对典型实例进行分类剖析和对比，进而得出现有中小套型，尤其是八十年代以后的套型设计中值得借鉴的优点和可以改进的不足。’论文最后总结了中小套型中功能空间的组合方式与类型，并力求在此基础上得出能够普遍适用的中小套型住宅的设计原则。研究希望能为未来中小套型住宅的设计和发展提供一些可能的建议。对住宅设计发展变化过程的研究令我们看到了既有套型设计的特点与不足，文章对同济新村住宅的未来发展的可能性与可能方向提出了建议，同时呼吁重视中小套型住宅设计的适应性与可持续性。关键词：同济新村，住宅，中小套型，功能要素，设计ABSTRACTResidenceisessentialforthelivelih
