1、摘要房地产业是我国国民经济的支柱产业，2013年土地财政收入占地方总财政收入的一半以上，两会期间房地产成为了重要的讨论议题，并制定了一系列规范房地产业发展的政策与措施。因此，房地产中介成为了具有重大发展潜力的行业，展现出了前所未有的新活力。随着中国经济的发展，以及全面建设小康社会的奋斗目标的确立，城乡居民住房消费需求的强劲，持续，稳定快速发展，这为房地产中介的发展壮大提供了广阔的空间。近年來，房地产市场迅速发展，房产需求越来越多样化，房产二级市场空前活跃，尤其在2013年国务院常务会议确定的五项加强房地产市场调控的

2、政策措施“国五条”政策实施的情况下，之前异常火爆的二手房交易市场因“20%个人所得税”等调控重拳未被提及而温度骤降，导致房地产中介机构的竞争也趋于激烈。本文以市场营销理论为基础，对房地产中介行业存在的问题进行分析和研究，且针对性地提出改进建议以提高企业的竞争力，并以中山房产在营业中存在的问题为案例，期望本文能为房产中介行业带来新的活力。关键词：房地产中介；中山房产；问题及措施ABSTRACTChina’srealestateindustryisapillarindustryofthenationaleconomy.
